House Extension Architects in West London

Looking to add more space, functionality, and value to your home without moving? Our bespoke house extension services are designed to help you unlock the full potential of your property — whether through a rear extension, side return, wraparound, or double-storey addition.
At Lucia Piccinini Arkinnovation, we specialise in energy-efficient residential architecture, blending practical design, planning expertise, and sustainability. From period terraces in London to detached countryside homes, we create inspiring extensions tailored to your lifestyle, property, and long-term goals.
Optimising Space
Extending your property offers a multitude of benefits. Firstly, it provides increased living space, catering to a larger kitchen, dining area, or an extra bedroom, enhancing comfort for your family. This extra area can be customized to match your specific needs, from home offices to playrooms. Furthermore, such extensions notably boost property value, making it more appealing to potential buyers if you choose to sell.
Personalization is another perk, allowing you to design according to your taste. Ample windows in well-planned extensions usher in natural light, connecting indoor and outdoor spaces harmoniously. By extending, you can avoid the hassle of moving, enjoying cost-effective solutions that optimize existing infrastructure while ensuring a quicker project completion time.

Planning permission or permitted development?
Many single-storey rear extensions can be built under permitted development, typically up to 3 metres deep on semi-detached and terraced houses, or up to 6 metres through the prior approval process. Flats, listed buildings and many homes in conservation areas do not have these rights, and Article 4 directions (common in Chiswick, Kensington and Fulham) can remove them. We confirm the right route for your home before design starts, and apply for a lawful development certificate where it gives you certainty.
Extensions to period, listed and conservation-area homes
Much of West London is protected. We design side-return, rear and wraparound extensions that sit comfortably against Victorian and Edwardian terraces, and we prepare the heritage statements and listed building consent applications these homes need.
Where we work

Frequently asked questions
Do I need an architect for a house extension?
It isn't a legal requirement, but an architect makes the most of your space and budget, improves your chances of planning approval, and produces the technical drawings builders need to price accurately.
How long does a house extension take in London?
Allow roughly 2 to 4 months for design and approvals and 3 to 6 months on site for a typical single-storey extension, depending on complexity.
Can I build an extension without planning permission?
Often yes, under permitted development, but not for flats, listed buildings or where rights have been removed by an Article 4 direction. A lawful development certificate gives certainty.
Can you extend a listed or period house?
Yes. We design extensions for listed homes and properties in conservation areas, and prepare the listed building consent and heritage statement needed.
