In the heart of East Ham, we’re excited to present a redevelopment project. It aimed at replacing an outdated building with a new, eco-friendly structure.
While refurbishment is sometimes a viable option, older buildings often fall short of today’s standards, especially in high-demand areas like London. Rebuilding provides the opportunity to create larger, more energy-efficient homes and quality retail spaces while keeping sustainability at the forefront.
Through responsible material reuse and recycling, we’re minimizing the environmental impact while delivering the modern housing solutions East Ham residents need.

Located at the prominent intersection of Barking Road and King Street in East Ham, the site boasts a high PTAL (Public Transport Accessibility Level) rating of 4, ensuring seamless connectivity to public transport. Residents will have easy access to the extensive local bus network and be within a 15-minute walk of Canning Town Station (DLR and Jubilee Line), making this a fully “car-free” development. Project Overview: New Building Design for East Ham’s Barking Road and King Street

Proposed New Development: Building Design and Features
The proposed building measures approximately 183 sqm and is designed to provide a total floor area of 558 sqm across five storeys plus a mansard. This includes:
- Ground Floor: Three retail units with separate entrances on Barking Road, bringing more shopping and service options to the East Ham community. A secure, well-lit cycle storage area for 17 bicycles and designated refuse collection areas with lockable access will also be provided.
- Residential Apartments: Most apartments are dual-aspect to maximize natural lighting and ventilation, creating an inviting, healthy living environment.
- The First to Third floors will host 12 self-contained studio flats (each about 40-43 sqm), each with private winter garden amenity spaces. These units are designed to meet modern housing standards, providing comfortable, practical living spaces that support an eco-friendly lifestyle.
- The Fourth floor will include three one-bedroom apartments for two people, each measuring 51 sqm,
- The Mansard at the Fifth floor, strategically set back so it is not visible from street level, will contain two additional two-bedroom apartments (67-74 sqm) with dual-aspect layouts and private balconies.

- Efficient Land Use: By increasing building height, we’re making optimal use of the land while supporting Newham’s goals for sustainable urban density.
- Sustainable Building Design: Passive design principles will minimize reliance on mechanical heating and cooling, with cross-flow ventilation for fresh airflow and better indoor quality.
- Energy Conservation: The building will feature energy-efficient lighting, high-performance glazing, and appliances with an A+ energy rating, helping reduce overall energy consumption.
- Water Efficiency: Flow-regulated taps, low-consumption showers, dual-flush toilets, and water meters in every unit will help conserve water. All fixtures are in line with Approved Document G requirements, making water savings easy and effective.
- Reduced Noise and Pollution: With zero parking provisions and a 100% cycling provision, the project aims to reduce vehicle emissions. Acoustic insulation in all apartments will enhance comfort and decrease noise pollution.
- Waste Management and Recycling: Every kitchen will include internal recycling bins, and a dedicated area for waste collection and recycling will be integrated, encouraging sustainable disposal habits.

Current Building Limitations: Addressing Size and Quality for Modern Living
The existing building, constructed with 17 compact studio flats, has not undergone any significant upgrades since 2001 and does not meet current housing quality standards. A refurbishment would be both cost-prohibitive and insufficient in terms of expanding the living space. By opting for a new construction, we can create larger, modern flats that adhere to today’s technical housing standards, fulfilling Newham’s commitment to provide quality housing.
