A careful process

  1. Survey and research: measured survey, building history and condition assessment.
  2. Significance: identifying the historic fabric that must be retained.
  3. Design and consent: repair schedules, alterations and a heritage statement for listed building consent.
  4. Specification: lime mortars and plasters, timber repairs, sash windows and breathable insulation.
  5. Tender and site: specialist contractors and inspections to protect quality.

Grade II listed building renovation

Most listed homes are Grade II. Typical projects include kitchen and bathroom refits, reinstating lost features, improving thermal performance, upgrading services and adding sympathetic rear extensions. Each needs consent where it affects the building’s character. We make sure the application covers everything, so you are not caught out mid-build.

What does a listed building specialist cost?

Costs vary with the size of the building, the grade and the extent of works. Listed projects usually carry higher fees than standard ones because of the extra survey, research and documentation. We set out our fee transparently after a free consultation. Read more about our listed building architecture service.

Frequently asked questions

Can I renovate a Grade II listed house?

Yes, but any works affecting its character, inside or out, need listed building consent. Like-for-like repairs may not need consent, but check with an architect or the council first.

Can I add insulation to a listed building?

Often yes, using breathable materials that manage moisture correctly. Modern impermeable insulation can damage historic fabric, so the specification matters.

Who carries out the work?

We help you appoint contractors with proven heritage experience and inspect the works on site.
