Flat and House Refurbishment in London

A full refurbishment is the chance to rethink how a home works, not just redecorate it. We lead flat and house refurbishments across London, from reconfiguring layouts and specifying finishes to managing building control, freeholder consent and contractors.

What an architect-led refurbishment includes

  • Survey, brief and layout options
  • Interior design: kitchens, bathrooms, joinery, lighting and materials
  • Building regulations: fire safety, acoustic separation and ventilation, which are critical in flats
  • Freeholder and managing-agent licences for alterations
  • Listed building or conservation-area consent where needed
  • Tender documents, contractor selection and site inspections

Refurbishing flats in taller buildings

If your flat is in a building at least 18 metres or seven storeys high, the works may need approval from the Building Safety Regulator before starting. We support these Gateway 2 applications and Principal Designer duties, which general refurbishment firms often cannot.

Duplex, mansion-block and period flats

We work on duplex apartments, mansion blocks and period conversions in central and West London, where the challenges are usually structure, services routes and consents rather than design alone.

Frequently asked questions

Do I need building regulations approval to refurbish my flat?

Many refurbishments involve notifiable work, such as structural changes, new bathrooms, electrics or fire-safety changes, which need building control approval.

Do I need my freeholder's permission?

Most leases require a licence for alterations from the freeholder. We prepare the drawings and information they ask for.

What if my building is over 18 metres?

Works in higher-risk buildings may need Building Safety Regulator approval (Gateway 2) before starting. We can advise and support the application.
